Overview of the Role
The Senior Associate is primarily responsible for investor reporting and analysis across Nuveen Real Estate's operational assets in Australia, with a particular focus on the purpose-built student accommodation and co-living portfolio. Key responsibilities include leading the quarterly and semi-annual external valuation process, supporting property business planning and budgeting with the asset management team, and reporting on development performance through monthly PCG meetings. The role also involves close collaboration with the student accommodation Operating Company (OpCo) on asset performance matters, and oversight of ESG tracking and reporting.
The Senior Associate additionally supports new transactions across all sectors, contributing to acquisition cash flow models, sensitivity analysis, and buy/hold/sell recommendations, as well as preparing Investment Committee papers for acquisitions, disposals, and portfolio updates. The role also provides broader support across risk management and compliance, and helps build strong relationships across Nuveen Real Estate and TIAA businesses in Asia, the UK, Europe and the US.

Key responsibilities will include:
Asset & Portfolio Management
- Manage streamlined investor reporting and analysis for operational assets, in particular purpose-built student accommodation and co-living.
- Leading the Quarterly/semi-annual external Valuation process.
- Attend monthly PCG meetings to monitor the progress of existing projects and be responsible for regular reporting and reforecasting of development performance.
- Supporting the property business planning and budget process with the asset management team including portfolio performance monitoring and valuations (both independent and internal).
- Working closely with Nuveen Australia's student accommodation Operating Company (OpCo) personnel on all matters relating to asset performance and reporting.
- Management of ESG related tracking and reporting.
- Supporting the creation of acquisition cash flow models and analysis of relevant investment opportunities for varying internal and external sources of capital, including sensitivity analysis, tax and leveraging modelling, buy/hold/sell analysis.
- Co-ordinate and make a strong contribution to Investment Committee papers for new acquisitions and dispositions, as well as regular Investment Committee updates for the existing portfolio.
- Participating in regular site inspections with to better understand key economic drivers and investment markets.
- Providing operational support where required, particularly across the risk management and compliance function in establishing processes and procedures.
- Building strong relationships with other Nuveen Real Estate and TIAA businesses across Asia, UK, Europe and the US as appropriate.
Technical Skills & Qualifications Required
- Bachelor's degree in Finance, Real Estate, Economics, Accounting, Business, or a related discipline.
- 5+ years of relevant experience in private equity real estate, portfolio management, asset management, acquisitions, underwriting, investment banking, or a similar investment-focused role.
- Strong financial modelling, valuation, portfolio analytics, and quantitative analysis skills, with the ability to interpret real estate investment and asset-level performance.
- Advanced proficiency in Excel required; experience with real estate analytics tools such as Forbury, ARGUS, or equivalent platforms preferred.
- Strong written, verbal, and presentation skills, with the ability to communicate clearly with internal stakeholders, senior management, and external partners.
- Highly detail-oriented, organized, and able to manage multiple priorities in a fast-paced, deadline-driven environment.
- Demonstrated professionalism, sound judgment, and the ability to work both independently and collaboratively across teams.
