This is a rare opportunity to lead Integrated Facilities Management across a high-profile Central European portfolio for one of the world's most innovative technology organisations.

As Sub-regional Senior Facilities Manager, you will be responsible for more than 175,000 sq. ft. of premium workplace space across seven buildings in four countries. Working within a dynamic and evolving portfolio, you will play a key role in shaping workplace strategy, driving operational excellence, enhancing employee experience, and leading portfolio transformation initiatives.

This is far more than a traditional facilities management role. You will influence real estate decisions, build and develop high-performing teams, and deliver a hospitality-led workplace experience that supports world-class innovation.

What You Will Do:

• Lead the delivery of Integrated Facilities Management (IFM) services across a multi-country portfolio in Central Europe.

• Ensure safe, compliant, efficient, and customer-focused workplace operations across all locations.

• Manage facilities, engineering, workplace, and vendor teams to deliver exceptional service standards.

• Drive portfolio transformation initiatives, supporting lease reviews, occupancy planning, and workplace optimisation projects.

• Develop and implement workplace strategies that enhance employee experience and align with business objectives.

• Oversee building maintenance, critical systems, M&E operations, and business continuity requirements.

• Manage annual operating budgets, applying Zero-Based Budgeting (ZBB) principles and identifying opportunities for cost optimisation.

• Lead procurement activities, vendor selection processes, contract negotiations, and performance management programmes.

• Ensure compliance with all local health, safety, environmental, and regulatory requirements across multiple jurisdictions.

• Utilise CMMS platforms to drive maintenance planning, asset management, reporting, and data-driven decision making.

• Build trusted relationships with client stakeholders, acting as a strategic advisor on workplace and facilities matters.

• Foster a hospitality-grade service culture focused on customer satisfaction, innovation, and continuous improvement.

• Support sustainability, quality, and operational excellence initiatives across the portfolio.

• Recruit, develop, and coach team members while designing an effective service delivery model for the region.

What You Will Need:

• 8+ years of experience in facilities management, property management, or workplace operations.

• Minimum 3 years of experience managing regional, multi-site, or multi-country portfolios.

• Proven experience delivering Integrated Facilities Management services within technology, corporate, or similarly high-expectation environments.

• Strong technical knowledge of mechanical and electrical systems, building operations, and critical infrastructure.

• Demonstrated experience managing budgets and applying cost optimisation methodologies, including Zero-Based Budgeting (ZBB).

• Strong vendor and contract management experience within a multi-supplier environment.

• Knowledge of procurement governance, supplier performance management, and commercial controls.

• Proficiency with CMMS platforms such as IFM Hub, Maximo, Planon, or similar systems.

• Strong understanding of health, safety, environmental, and compliance requirements across multiple jurisdictions.

• Fluent English and Polish language skills.

• Customer-first mindset with a passion for delivering exceptional workplace experiences.

• Excellent stakeholder management, communication, and leadership capabilities.

Preferred:

• Professional qualification or membership such as IWFM, RICS, FM License, or equivalent.

• QHSE and ISO management systems experience.

• Experience working with Works Councils and co-determination processes, particularly in Germany.

• Corporate workplace, laboratory, engineering, or R&D facilities management experience.

• Experience managing outcome-based contracts or vested partnerships.

• Exposure to workplace transformation, real estate strategy, or lease management projects.
